FHA loans are issued by private lenders and guaranteed by the Federal Housing Administration. This guarantee protects lenders against losses, which benefits borrowers of an easier qualifying process. Any borrower can benefit from this type of loan, as long as they are buying a house/multi family home where they'll live most of the time.
While conventional appraisals are performed to determine the current market value of a property, the Federal Housing Administration (FHA) appraisal guidelines require an additional detailed examination of the property. All properties with an FHA-insured mortgage loan must be appraised by a licensed, HUD-approved home appraiser.
If you're using or considering using a Federal Housing Administration (FHA) loan, Advanced Appraisal Services is on the roster of approved appraisers for the state of Ohio. The variables involved in appraising foreclosure and Real Estate Owned (REO) properties are as vast as they are unique. It’s these nuances and unknowns that make our expertise so important. We’ve seen it all and know that a hands-on approach balanced with state-of-the-art analytics will give you the snapshot you need – not only of the property’s fair market value but also of the "quick sale" value. Is the property in pristine condition? Is it abandoned or damaged? For REO properties, we’ll also take into consideration the “repaired value” of the property so you can make the decision that best matches your timeline.

Property taxes are based on the assessed value of the property you own. It is determined by the governing authority of the county in which the home is located. To determine the value of your house, assessors will perform and review the real estate documents to see how much you paid for it. Your property tax is calculated by multiplying the assessed value by the local tax rate.
There are different reasons why someone would challenge the assessed value of their property. Maybe they found they qualified for exemptions that weren't applied, or realized that their neighbor with similar features was paying less.
Do you think your property is valued too high by your local assessor's office? You can appeal the valuation to your county Board of Revision, but you will need some evidence to back up your appeal.
